A webpage cannot assess a coastal property. Use this guide to organize the moisture history, occupancy pattern, materials, and questions that can make the first conversation more useful.
Start with the property timeline.
Note when the condition appeared, whether the property was occupied or vacant, recent storms or leaks, HVAC operation, humidity changes, and whether odor or staining returned after cleaning.
Questions for homes, condos, and rentals
- Which room, floor, wall, ceiling, cabinet, or floor covering is involved?
- Was there a storm, roof, plumbing, window, or HVAC event?
- How long was the property vacant or lightly occupied?
- What materials are visible, and what connected spaces may be concealed?
- How will the work area be separated if removal or cleaning is planned?
- What needs to dry before finishes are repaired?
Do not let “coastal humidity” end the investigation.
Humidity may matter, but it should not automatically replace questions about roof entry, plumbing, HVAC drainage, windows, stormwater, ventilation, and the building envelope.
Keep the decisions separate
Evaluation informs scope. Scope informs containment. Material condition informs cleaning or removal. Moisture correction and drying come before cosmetic repair. Ask the company to explain each decision in plain language.
